Buying a plot of land and building from scratch is one of the most appealing ideas in international property, and one of the easiest to underbudget. The reason is almost always the same: buyers fixate on the construction cost per square metre, which is the one number quoted everywhere, and forget that it typically represents only 60–70% of what they will actually spend.
This guide does two things. First, it gives the realistic construction cost per m² in each major market as of 2026. Second, and more importantly, it walks through the hidden extras that turn a "€1,800/m²" build into a much larger cheque: the land, the architect, the permits and licence tax, VAT, utility connections, and the contingency you will eventually need.

The ranges below are mid-range "turnkey shell + standard finish" estimates as of 2025–2026, drawn from current market sources, and exclude land unless stated.
